How Much Does Septic Tank Installation Cost in Ontario?

If you own a rural property in Ontario, or you are building outside city services, you will need a septic system. The first question everyone asks is the same. What is this going to cost me?

The honest answer is that it varies a lot. A full septic system in Ontario typically runs somewhere between $15,000 and $40,000 installed. Some jobs land under that. Some go over. The range is wide because no two lots are the same. Below is what actually drives the number, so you can make sense of the quotes you get.

What does a new septic system cost in Ontario?

Here are the typical ranges we see for a complete system, meaning the tank, the leaching bed, the excavation, the materials, and the backfill.

A conventional system with a standard tank and leaching bed usually falls between $15,000 and $25,000. This is the most common setup for a lot with decent soil and enough room for the bed.

A raised or filter bed system, which is needed when the soil does not drain well or the water table is high, often runs $20,000 to $30,000. You are paying for imported sand and a bigger footprint.

A tertiary or advanced treatment system, the kind with its own treatment unit before the bed, can run $25,000 to $40,000 or more. These are used on tight lots, poor soils, or near lakes where the health unit wants extra treatment.

Treat these as planning numbers, not promises. A proper quote only comes after someone looks at your lot and your soil.

What factors change the price?

Soil is the big one. A septic bed works by letting treated water soak into the ground. If your soil is sand or loam, water moves through it and the bed can be smaller. If it is heavy clay, or the bedrock is shallow, the bed has to be larger or raised, and that means more material and more money. A soil test, called a percolation test, tells the designer what they are working with.

Lot access matters too. If we can drive an excavator straight to the bed area, the dig goes fast. If we have to work around mature trees, a pool, or a tight side yard, it takes longer.

Tank size and type also play a part. Most homes need a tank sized to the number of bedrooms. Concrete tanks cost more to place than plastic ones but last a long time. Pump chambers, risers, and effluent filters add cost but make the system easier to live with.

Finally, distance changes things. Hauling in sand for a raised bed, or hauling out spoil, costs more the further your property is from a source or a fill site.

Do I need a permit for a septic system in Ontario?

Yes. Septic systems in Ontario fall under Part 8 of the Ontario Building Code. For most homes, the permit goes through your local municipality, health unit, or conservation authority, depending on where you live. The application includes a system design, usually done by a licensed designer or engineer, plus the soil test results.

Do not skip this step, and do not hire anyone who suggests skipping it. An unpermitted system can hold up a future sale of your home, and if it fails, insurance will not want to hear about it. Installers also need the proper licence for onsite sewage work. Ask to see it.

How long does installation take?

Once the permit is issued, the physical work usually takes a few days to a week. We strip the topsoil, excavate for the tank and the bed, set the tank, lay out the pipes and stone, and backfill. Weather can stretch that out. Spring installs sometimes wait for the ground to dry enough to carry equipment without wrecking your lawn.

Plan the timeline backwards. Design and soil testing take time, and permit review can take a few weeks depending on the office. If you want a system in the ground before winter, start the process in spring or early summer.

Is it worth repairing an old system instead?

Sometimes. If your tank is sound and only a section of the bed has failed, a partial repair might buy you years. But if the bed is saturated, sewage is surfacing, or the tank is cracked, patching it is usually throwing money away. A contractor who digs test holes and shows you what they find is worth more than one who quotes over the phone.
